🏗️ Investing in Our Neighborhood: Capital Projects That Matter
Capital investment isn’t just about infrastructure – it’s about people, pride, and place. Through our HOA’s capital projects, we aim to enhance shared spaces, improve everyday quality of life, and foster a more connected, resilient neighborhood. Whether it’s revitalizing a park, upgrading lighting, or maintaining roads where applicable, every dollar invested reflects the priorities we share as a community.
💡 Capital Investment & Prioritization
Capital investment refers to funding allocated for long-term physical assets – things like common areas, roads (where applicable), and public amenities. These projects are planned using a combination of:
- Resident feedback from surveys, meetings, and reported information
- On-site inspections by board members, and volunteers
- Technical assessments from licensed contractors and specialists
The goal is simple: to ensure our investments meet real needs and deliver lasting value for all residents.
We use a transparent, community-first approach to determine which projects move forward:
- 🛑Safety & Accessibility: Projects that improve safety or access are prioritized
- 👥Usage & Impact: We consider how many residents benefit and how often
- 💰Cost & Feasibility: We evaluate budget, timeline, and long-term maintenance
- 🗣️Resident input: Your voice matters – through polls, forums, and direct outreach
💰 Where Your Dues Go
Your HOA dues are the lifeblood of these improvements. Here’s how funds are typically allocated:
| Category | Percentage of Total |
|---|---|
| Administrative | 22.45% |
| Amenities (Pool) | 14.66 |
| Landscaping | 16.15% |
| Repairs & Maintenance | 20.10% |
| Reserve Projects | 9.42% |
| Utilities (Common & TH) | 26.54% |
🏘️ HOA Responsibilities: What We Maintain
Our HOA plays a vital role in keeping our neighborhood safe, functional, and welcoming. In addition to managing shared spaces and capital projects, we’re directly responsible for several key areas:
Townhome Roads
The HOA maintains roads within the townhome section of our neighborhood, including surface repairs, and signage.
Townhome Exterior
The HOA oversees oversee exterior upkeep for townhome buildings - ensuring consistent standards and curb appeal.
Privately Managed Segment
Some areas of our neighborhood aren’t covered by city services. Roads and signage are maintained by the HOA, while lighting repairs are handled directly by Duke Energy.
The purple overlays above indicate where the HOA is responsible for roads, signage, and other items noted earlier.
